GLENN WILBOR
Glenn Wilbor is President of California
Equities Real Estate Development, which is a modern urban infill real estate
development company dedicated to cutting edge designs, and sustainable materials. California
Equities Development is currently developing three projects in and around Downtown
San Diego: Sigsbee Row/Bohemia, an exciting new 14 unit row house project;
Ballpark Skylofts, a 16 unit, seven story loft condominium; and Tower on Fifth,
a 14 story, 16 unit condo tower including a 3 unit row home/shopkeeper element. Glenn
has 11 years of experience in various aspects of real estate development. His
broad range of expertise includes new and adaptive reuse development, land
acquisition, architectural feasibility studies, construction financing, as
well as an investor in limit liability companies involved in real estate development.
He also has 9 years of experience as founder and CEO of California Equities
in the mortgage banking and real estate sales business including condominium
mapping, project approvals and conversion of warehouse space to loft condominiums.
In 1995, Glenn successfully sold and financed Jonathan Segal’s Island
Lofts project, which consisted of 18 units. From 1997 to 1999, he worked
with several local downtown owners/developers to convert warehouses to loft
condominium space. On these challenging projects, he advised on the conversion
process, conducted the feasibility study, analyzed the unit type and pricing,
as well as conducted the sales and financing efforts. It was during this
period that he pioneered the financing of the first true loft condominium
(converted warehouse) in downtown San Diego, and created a successful niche
in working with up and coming developer/architects, including Jonathan Segal,
Ted Smith, Rob Quigley, James Brown, Lloyd Russell, Wayne Buss, and Robin
Brisebois, in various aspects of their developments. In 1998, he was a member
and financier of the Kettner Row LLC development team, which built the Kettner
Row project in Little Italy. Glenn also provided financing for two new apartment/
loft buildings in the LIND development that year.
In
2000, California Equities, was the broker of record for Bosa Development
and handled the marketing, pricing, sales, and financing of the 200-unit
Horizons condominium project, which was the first new high-rise development
in downtown since the Harbor Club in 1991. Glenn bought his first downtown
development property (a 5,000- square- foot lot with a 3500 square foot warehouse
on the corner of F and 13th streets) in 2001, which he converted to office
space for California Equities. In 2002, he purchased his second real estate
development property (a 4,000 square- foot lot with a 2,500- square - foot
warehouse in the Ballpark District), which he converted to office space for
his company’s second location.
Glenn’s expertise goes beyond real estate development and ranges from
management and leadership to financing and marketing strategies and professional
sales. He has a well-balanced understanding of what it takes to not only
build a great development, but to build a great company.
GREG O. PAQUETTE
Greg O. Paquette is founder and CEO of Magnum
One Real Estate Development which works in conjunction with California
Equities Development in its real estate development projects (Listed above). Greg
is an entrepreneur with experience in real estate development projects dating
back to 1986, when he participated in a four story redevelopment project
in downtown Minneapolis. He is currently negotiating their next three projects:
Thirteen on National, a 13 unit, three and four story row house project; Warehouse
Lofts, a three story adaptive reuse of an existing warehouse into true artesian
live/work lofts with retail on their first floor; and Seven on National,
a 7 unit three story row home project. His business experience in San Diego
spans the past 18 years.
In 1990, Greg founded American Pacific Telemanagement Group, a long distance
re-seller company, which he operated until 1999. In 1996, Greg established Znetwork,
an Internet company that provides Web- hosting services, back-end development,
and e-commerce solutions (sold in 2003). He created Mini Cab Co., San Diego’s— and
the nation’s— first all electric short- ride transportation company,
utilizing golf cart- type vehicles known as low-speed vehicles, or LSVs.
Greg is committed to the continued development and growth of the thriving downtown
community that he has lived and worked in since 1988. As a resident and businessman
in downtown San Diego for the past 17 years, Greg knows the market, recognizes
its great potential, and has the vision and skills necessary to turn possibilities
into reality. Greg brings to the table not only the ability to conceive ideas,
but also to deliver them to the market place. He also has a vast knowledge of
political processes and expertise in public relations, as well as alternative
energy. An optimistic man of action, Greg doesn’t stop working until his
goal is achieved and the job has been done right.

Tower on Fifth Avenue, LLC
Tower on Fifth Avenue is a 16 – unit, 14 story building.
This building combines 13 high rise units and a
single floor of Class A Office Space within the tower, and 3 very unique row
homes facing 5th Avenue.
Construction scheduled to begin Summer of 2007.

Ballpark Sky Lofts, LLC
This project is a 7 story 16 unit
project located at 15th and Market Street. Submitted
to CCDC for Development permit and anticipating approval by September
30th, 2006
